What kind of developer this is
One building, and it is enough
The company has been active in Dubai since 2004 but its portfolio is largely outside the UAE, and it has no significant new launches here. In practice this means the resale market of one specific tower.
That tower, however, is a landmark: 73 floors twisting ninety degrees, designed by a major international practice, and the tallest of its kind when it opened.
What the twist changes
Three practical consequences. The panorama rotates as the building turns, so a sea view on one floor becomes a Marina view higher up. Balconies come in unusual shapes and depths. And layouts on adjacent floors do not match.
The spread in price per square foot inside this one building is therefore wider than usual — and justified. Buy a floor and a plan, not "an apartment in the tower".
What to check before you sign
Condition. The building was handed over more than a decade ago and its services are mid-life; what you get depends heavily on what the previous owner did. Inspect rather than read the listing.
Then the service charge as an annual figure — a complex glazed facade costs more to maintain — and registered sales inside the building over the last six to twelve months rather than a district average.
