Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
Developer prices
The developer's last quote in our materials is dated 6 October 2025,
which is more than 6 months old, so the sums are not shown
here. I will send the current price list and availability over WhatsApp.

Specifications for The Corner per Propsearch and the Dubai Land Department.
They describe the whole building, not the individual unit.
About the project

The developer is Arabian Gulf Properties. The architecture is by CVTEC Consulting Engineers.
Layouts, according to the developer's brochure — studios, 2 and 3 bedrooms.
There is not a single lot in this project in the database right now — it is refreshed every night, and listings here appear and go.
An eight-storey Arabian Gulf Properties building under construction in DubaiLand Residence Complex, where the inventory priced the three-bedroom below every two-bedroom.
What it is
The Corner is an 8-storey mid-rise residential building in DubaiLand Residence Complex, status "under construction". Developer: Arabian Gulf Properties; designed by CVTEC Consulting Engineers. Layouts: studios, two- and three-bedrooms.
The unit inventory of 6 October 2025 showed seven units left in the whole building. The quote is more than six months old, so we don't show current prices.
You pay for square feet, not bedrooms
In that inventory the only three-bedroom cost AED 1,410,781 — less than any two-bedroom, from AED 1,440,000. The reason is size: 1,210 ft² against 1,631–1,911 ft² for the two-bedrooms. Compare units here by price per square foot.
The cheapest studio across all broker channels at the time was here — AED 620,160 for 417 ft².
According to ValuStrat's July 2026 review, DubaiLand Residence Complex accounted for 4.7% of all off-plan transactions in the emirate, out of 9,475 registrations. That's a figure for the location, not the building: plenty of supply, better liquidity — and more competition for your unit on resale.
Dubailand in our database: 113 lots, median AED 4.5 million, AED 1,469/ft² — but that zone mixes projects that don't compare, and its median says nothing about a flat in The Corner.
Propsearch passport: 8 storeys, developer Arabian Gulf Properties, architect CVTEC Consulting Engineers, status "under construction". Unit inventory as of 6 October 2025: 7 available units, sizes and prices of individual units. ValuStrat review for July 2026: the location's share of registrations. Our stock as of 21 September 2026: no lots in the building; lot count, median and price per square foot for Dubailand.
How many deals this location is doing
4.7%of the month's registrations in Dubai
That is the share of every off-plan deal in the emirate for the month that went
to Dubailand Residence Complex — out of 9 475 registrations. For
scale: off-plan accounts for 72.8% of the market
as a whole, so the bulk of the city's turnover runs through construction rather
than through finished homes.
🔴 This is a figure for the location, not for this building.
A cluster holds dozens of towers with different handover dates and prices, and
a high share means there is a lot of supply here and a lot of deals — not that
this particular tower sells better than its neighbour. On a resale that cuts
both ways: liquidity is higher, but so is the number of flats competing with
yours.

How many floors does The Corner have?
8.
When is The Corner handed over?
The Corner is still being built. The handover date of a given unit I verify against its contract before the deal.
What layouts are there in The Corner?
Studios, 2-bedroom and 3-bedroom, according to the developer's brochure. Which sizes are actually free right now depends on what is on the market; I will send the current list.
Where is The Corner?
Dubailand. Not one district but a vast planned region covering much of inland Dubai — a name that means very little without a sub-community attached.
How much does an apartment in The Corner cost?
Our database has no open listings for The Corner at the moment. I will check the price of the layout you want against the closed databases and send it together with the deal costs.
A developer building a small residential project in JVC. The service charge is the largest recurring cost of owning in Dubai — and it is regulated, budgeted and challengeable.
Where this project stands today
I will send the available layouts, the real entry price and what owners and tenants actually say about the building — without the brochure language.
