What this building is
Sobha Seahaven is a multi-building complex up to 66 storeys in Dubai Harbour, developer Sobha Realty; confirmed amenities include a pool, stage — under construction, handover on our lots stated as Q4 2026.
Dubai Harbour is the bay between the Marina and Palm Jumeirah, with a cruise terminal, a marina and its own shoreline. The district is being built out by several major projects at once, which affects both the view and the volume of supply at handover.
Our twelve lots are 1–3-bedroom apartments; where the stock gives a size, the range runs from 1,383 to 2,390 square feet.
What the numbers show
Prices range from AED 3.12 to 10 million. The average price per square foot is around AED 3,912 — above the Dubai average, but not the market's ceiling: the harbour is still under construction, and part of the price is a future view rather than a finished waterfront.
Ten of twelve lots are listed at a discount, averaging 13%. A double-digit discount a few months before handover is a familiar picture: some buyers exit ahead of the final payments.
The combination of a high price per square foot and a high discount is telling. It means buyers entered at a price the resale market isn't currently confirming, and that an incoming buyer gets better terms than those who bought at launch.
What to check
First — the full entry cost. On an assignment purchase, the seller's price is added to the balance owed to the developer plus a reassignment fee; the advertised figure is lower than the real one.
Second — the view. The harbour is under construction, and a first-line position in the render isn't always a first-line position in fact. Check the master plan for the plots in front of your building.
Third — the handover wave. This 66-storey complex plus the harbour's neighbouring projects will come to market close together in time. That's neutral for a rental strategy, but a significant factor for a first-year resale.
Sales launch
In spring 2023 apartments in Sobha Seahaven started from USD 844,000, with handover stated for December 2026. Units come with designer finishes and smart-home systems; for children there is a playroom, a playground, a skate park and a pool.
Keep the launch price in mind when reading today's discounts: they are measured against a resale valuation, not against what the building sold for at launch.

The final payment on this building falls in 2026 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
