What this building is
DAMAC Bay 2 by Cavalli is a multi-building residential complex in Dubai Harbour, developer Damac Properties. The passport lists 643 apartments; confirmed amenities include a pool and a spa. Handover on our lots — end of December 2028.
This is the second phase of the DAMAC Bay project; the first, with 1,066 apartments, is covered separately. Both come with Cavalli-branded interiors.
Our four lots are 1–3-bedroom apartments sized from 818 to 1,847 square feet.
A record discount
Three of four lots are listed at a discount, averaging 16.7% — the highest among every address we've reviewed. The nearest are Binghatti Grove at 15.2% and Eden Hills at 13.2%.
A double-digit discount of this size two years before handover isn't a negotiating tactic — it's a repricing: the market hasn't confirmed the starting prices. Growth should be counted from the new level, not the developer's price list.
The average price per square foot is around AED 3,752 — below the first phase's AED 4,845. A gap of a thousand dirhams per square foot between two phases of the same project says something on its own about the direction the harbour market has moved.
What to factor in
First — the assignment arithmetic: the seller's price plus the balance owed to the developer plus the reassignment fee.
Second — volume. 643 apartments in the second phase plus 1,066 in the first will come to the harbour market close together in time; that's substantial pressure on resale.
Third — the view. The harbour is under construction, and the sightline depends on the building and side; check it against the master plan, not the render.
The propsearch project passport (apartment count, building type, developer, district, stage, amenities) and our own stock as of 28 August 2026: 4 lots — price range, sizes, price per square foot, bedroom mix, handover date, number of discounted lots and average discount size.
The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
