Dubai Harbour Residences is the harbour's residential component, built right on the water: a promenade, a yacht marina, a private beach. The project passport lists 350 residences, developer Shamal Holding, architecture by the Japanese firm Nikken Sekkei, known in Dubai for the One Za'abeel tower.

Delivery at launch was handled by the H&H team — the same contractor behind Four Seasons, Eden House and Baccarat Residences. For an off-plan buyer that matters more than the architect's name: those three addresses show how a build actually finishes, not how it started.

Location is what the project is bought for. The harbour sits between the Marina and Palm Jumeirah, next to the cruise terminal and Ain Dubai, while the quarter itself is gated and lives apart from JBR's tourist flow.

What's inside

Apartments from 100 sqm — a large format by the standards of new Dubai projects, where most buildings in the same price tier start one-bedrooms at sixty. High ceilings, large terraces, walk-in closets and a fitted kitchen are announced.

Announced amenities: rooftop landscaped pools, a fitness centre, wellness facilities, a separate adults' pool, a kids' area with its own pool, a multi-purpose room, a serviced private beach. The yacht marina is within walking distance, but that's the harbour's infrastructure, not the building's.

The launch payment plan is an interest-free 60/40: 5% on booking, 15% on contract, then 10% every six months up to 30% during construction, and 40% on handover. It's a soft scheme: 60% is due before handover, and most of that is spread across half-yearly instalments.

How to read this address

Dubai Harbour is a district, not a single building, and several major projects from different developers are under construction there at once. That means by the time your building is handed over, there will be both ongoing construction and finished competing supply nearby, and the view from your window may differ from the render.

The practical takeaway: before the deal, check the harbour's master plan and what's specifically planned for the plots in front of your building. 'First line' in a 350-unit project is something to verify against the cadastral layout, not the picture.

Second, compare not with the Marina but with neighbouring addresses within the harbour itself and with Palm West Beach. The price per square metre here sits at the level of the Marina's upper segment, and the gap between buildings within one district can be bigger than the gap between districts.

Handover date

At the launch in May 2024, handover of Dubai Harbour Residences was set for Q4 2027. Check whether that date still stands in the contract for your unit: the 60/40 plan is tied to construction, so any slippage moves the large payment due on handover.
