What it is
Radisson Blu Residences by BNW is a residential building under construction by BNW Developments in Business Bay — the residential part attached to a hotel of the same brand; hotel apartments and retail are sold on a separate list. The brochure lists one-, two- and three-bedroom layouts. Storeys, total unit count and handover date are not in our materials.
The 1 June 2026 inventory shows 101 unsold units: 86 one-bedrooms from AED 1,801,667 at 667–889 ft², two two-bedrooms from AED 3,211,726 at 1,359 ft², four three-bedrooms from AED 3,241,040 at 1,373–1,374 ft², and nine retail units from AED 2,824,760.
A price that has already moved
In the inventory dated 30 April 2026 the building's entry price was AED 1,201,108, with 120 units unsold. By June the cheap end had been bought up and the floor rose to AED 1,801,667 — the sharpest jump in entry price across the developer's portfolio.
Two- and three-bedrooms barely differ: AED 3,211,726 for 1,359 ft² against AED 3,241,040 for 1,374 ft². The floor area is the same, just partitioned differently, so the extra bedroom costs roughly thirty thousand dirhams.
For comparison, Business Bay in our stock: 376 lots, median AED 3.5 million at AED 2,849/ft².
