Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
Developer prices
These are the starting prices as of the date shown, not today's list: off-plan
they are revised several times a year, and more often upwards than down.

About the building
A residential building in Al Marjan Island, currently under construction. Developer — BNW Developments.
Specifications for Aquino Al Marjan Island per Propsearch and the Dubai Land Department.
They describe the whole building, not the individual unit.
About the project
Aquino Al Marjan Island is a residential building in Al Marjan Island, handover is due Q2 2027.
The developer is BNW Developments.
Layouts, according to the developer's brochure — 1 and 2 bedrooms.
The database has nothing for this project at the moment: lots come and go here, and it refreshes nightly.
BNW's smallest building on Al Marjan Island — 29 apartments, due in Q2 2027 — which the developer describes as sold out.
What it is
Aquino is a residential building by BNW Developments on Al Marjan Island in Ras Al Khaimah: 29 apartments in a 1B+G+5+R configuration — basement, ground floor, five residential floors and roof. It's the smallest building in the developer's portfolio.
It's under construction, with handover per the brochure in Q2 2027. Layouts are one and two bedrooms.
Sold out or not
In its summary of 2 June 2026 BNW calls the building sold out, yet its inventory of 1 June still lists two units: a 979 ft² one-bedroom from AED 2,287,830 and a 1,257 ft² two-bedroom from AED 3,036,445.
We show the discrepancy as it is. In practice, buying here now most likely means buying from a first buyer, by assignment of their contract.
Our stock as of 21 September 2026 has no lots in the building.
BNW inventory to brokers, 1 June 2026: two units, prices and sizes. BNW summary, 2 June 2026: building sold out. Developer materials: 29 apartments, configuration 1B+G+5+R. Our stock as of 21 September 2026: no lots.
Nothing in the stock for this project right now
Lots for this project come and go, and the stock is topped up nightly. Message me — I will look through the closed bases and find the closest alternatives in Al Marjan Island.
The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.
The developer's brochure says Q2 2027. The date in the contract for a particular unit can differ — I check it before the deal.
What layouts are there in Aquino Al Marjan Island?
1-bedroom and 2-bedroom, according to the developer's brochure. Which sizes are actually free right now depends on what is on the market; I will send the current list.
How much does an apartment in Aquino Al Marjan Island cost?
There are no open listings for this building in the database right now. I will check the price for a particular layout against the closed databases and send it with the deal costs worked out.
Wynn Al Marjan Island has unveiled its two largest suites, the Mayfair Apartment and the Paris Apartment, each about 1 460 sq m with seven bedrooms on the top floors of its 70-storey tower. They are hotel suites, not homes for sale. What they signal for Al Marjan property.
Ras Al Khaimah targets 3.5m visitors a year by 2030 (1.35m in 2025), wants to grow hotel stock from 8 700 to about 16 000 keys with 80% premium, and is building a terminal for 3m passengers by 2028. What it means for property buyers.
Wynn Al Marjan Island now opens in September 2027 instead of Q1, and the budget is up $600m to about $5.7bn. Licence granted by the GCGRA in October 2024, $2.4bn construction loan closed in February 2025. What the delay means for Al Marjan investors.
RAK Properties closed 2024 with revenue of AED 1.41bn (+40%) and net profit of AED 280.9m (+39%), but withheld its dividend to speed up construction ahead of the $5.1bn Wynn Al Marjan Island resort, now targeting a September 2027 opening. What it means for buyers on Al Marjan Island.
Ras Al Khaimah is building its own vertiport by Al Marjan Island, Uber and WeRide are already carrying driverless passengers in Jumeirah, and Abu Dhabi has signed on for electric Seaglider service. Status as of September 2026 on all three.
Ardee has poured foundations for its AED 2bn Fairmont Residences, while Richmind's Oystra — with a curved steel truss designed by Zaha Hadid Architects — sold out its first phase and launched a second. Here is what is actually under construction on the island next to the Wynn resort.
Ras Al Khaimah Municipality registered about AED 2.89bn ($787m) of property transactions in January–June 2026: AED 1.35bn of sales, AED 1.16bn of mortgages and AED 0.38bn of transfers without payment. CBRE puts apartment prices up 18% on the year, and 23% on Al Marjan Island.
Wynn Al Marjan opens in September 2027, and branded homes around it deliver in the same window: W Residences from AED 1m, Jacob & Co Residences (223 units, AED 300m sold in 12 hours), 141 Sheraton residences and Park Beach Residences 2. Where the risk sits.
Ras Al Khaimah is building the country’s first integrated casino resort, and Al Marjan Island is being reshaped around it. Ready-to-buy commercial units are almost nowhere to be found — and that’s its own investment story.
Where this project stands today
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
