What it is
Aqua Arc is a residential building by BNW Developments on Al Marjan Island, configured 2B+G+12+R. It's under construction, with handover per the brochure in Q2 2027.
According to the developer's own site and independent portals (Bayut and others), the building has 226 units: 215 one-, two- and three-bedroom apartments, 8 townhouses and 2 penthouses with private pools.
The developer describes the shape as a nod to the Jebel Jais mountains — a roof like cave vaults and water cascading down the facade — with double-height lobbies and private pools in some apartments. That's the developer's description, not a verified specification.
What the developer has left
BNW's inventory as of 1 June 2026 showed 20 of 226 units still available. A month earlier, on 30 April, there were 35 — almost half the remainder went in a month, while the starting price didn't move.
The developer's June prices: one studio from AED 2.54 million (721 ft²), 10 one-bedrooms from AED 2.73 million (1,092–2,427 ft²), 7 two-bedrooms from AED 5.83 million and 2 three-bedrooms from AED 8.77 million.
By comparison, the starting prices in the developer's factsheet were lower: studios from AED 1.65 million, one-bedrooms from AED 2.23 million, two-bedrooms from AED 3.57 million.
Resale in our stock
As of 21 September 2026 we have three one-bedrooms: 750 ft² at AED 1.8 million (−18%), 1,130 ft² at AED 1.8 million (−5%) and 1,240 ft² at AED 3,149,000 (−7%).
The two lots at AED 1.8 million are cheaper than the developer's June entry for one-bedrooms at AED 2.73 million. That's the point of resale in a sold-out building: buying from the first buyer for less than the developer asks today.
Launch and payment plan
The project came to market in August 2024 with an entry price of about AED 2.24 million ($609,000); one-bedroom units then started at 96 m². Apartments are sold furnished, and Q2 2027 was the stated handover from the outset.
The launch plan: 10% on booking, 50% during construction in instalments of 5–10% every three months, 10% on handover and the remaining 30% over 24 months after completion. In practice almost a third of the price can be paid out of rental income.

How much does an apartment in Aqua Arc cost?
No open lots for the building today. I will check the price of the layout you are after in the closed databases and send it with every cost of the deal worked out.
Wynn Al Marjan Island has unveiled its two largest suites, the Mayfair Apartment and the Paris Apartment, each about 1 460 sq m with seven bedrooms on the top floors of its 70-storey tower. They are hotel suites, not homes for sale. What they signal for Al Marjan property.
