How Island B differs from Island A
Dubai Islands is an archipelago of several reclaimed islands off Deira, and the difference between them matters to a buyer. Island A is being developed by multiple developers and is already dense; Island B has a limited circle of developers and noticeably cleaner water along the shore.
Transport access to the archipelago is improving: Dubai's Roads and Transport Authority awarded a contract for a direct entrance from the Bur Dubai side worth AED 786 million. Right now that's the islands' bottleneck, and a funded contract is a different kind of information from a promise in a brochure.

The complex consists of four linear buildings on the first row: Meriva Signature, Meriva Shores, Meriva Gardens and Meriva Sunset — the tallest, positioned at the end of the row.

The payment plan is 70/30: most of the sum goes into construction, 30% on handover. Handover is announced for Q1 2030. Sales launched 11–12 February 2026.
What's worth weighing
Ellington Properties is a developer with a recognizable design signature and a track record of delivered projects, including on Palm Jumeirah and in JVC. For an off-plan purchase with a horizon out to 2030, delivery track record matters more than architecture.
The 70/30 plan isn't the most buyer-friendly: three-quarters of the price is paid before you get the keys, meaning the money is working for the construction, not for you. In exchange, developers typically offer a lower entry price; compare this project with its neighbors accounting for that, not just by price per square foot.
Commercial units from 900 ft² within a first-row building are a separate and unusual line item. On an island where a resort environment is still forming, waterfront retail might end up more interesting than an apartment — but it also requires a different calculation: the tenant here is seasonal.
