Ellington Beach House is a low-rise residential building on the outer crescent of Palm Jumeirah. The format is unusual for this location: the crescent is built up mostly with hotels and towers, while this is a mid-rise block with direct beach access.

The fit-out is the standard the developer holds across all its projects: Miele appliances, premium-segment finishes, designed common areas. Ellington is known in Dubai for exactly this — for predictable finish quality rather than scale.

Handover took place in Q1 2025. Which means this is now a completed building, and every claim about it can be verified on site.

A price benchmark, and why the service charge matters here

A February 2025 benchmark: a three-bedroom, 178 m² (1,912 ft²) apartment with three balconies on the fourth floor, with views of the Palm, the sea, the beach and Atlantis The Royal, was offered at AED 12 million. This was a buyer's cancellation — a one-off listing on a specific date, not a price list.

Converted, that works out to roughly $18,400 per square metre. For comparison, cited by the selling side at the time: top-tier projects with Palm views were reaching $27,000 per square metre. That comparison came from the seller and needs checking against the transaction register.

The service charge deserves separate attention — about AED 22/ft². For the Palm that's moderate: in branded residences with hotel-level service it can run twice as high. That figure, more than the price per square foot, is what determines the gap between gross and net rental yield.
