Jumeirah Village Circle in our database totals 47 lots, with a median of AED 3.73 million and a price of about AED 1,312/ft². That's the lowest price per square foot among the districts we've covered — almost four times cheaper than Business Bay.

JVC was built as an affordable-housing district: a street grid, mid-rise buildings, and plenty of new complexes. Hence its role — the lowest-ticket entry into Dubai property, and one of the most active rental districts.
