The complex belongs to the first wave of Business Bay's development: it was built when the district was still conceived as a business hub. Hence the mixed composition — residential towers sit alongside office towers within the same complex, the kind of office-anchored mixed-use fabric that early Canary Wharf or Paris's La Défense also started from before residential density caught up.
Our five listings range from AED 1.7 to 5 million at an average price per square foot around AED 1,723. The district average is around AED 4,900, so the price per square foot here is almost a third of it.
The reason is age and format: this is early-generation development in the district, with spacious layouts and without the premium finishes of the newer generation. For a buyer who wants square footage in a central district at a reasonable price, this is one of the best-value listings in Business Bay.
