The Valley: how to price a district the city has not reached
A family community well beyond the current edge of Dubai. The argument for buying is straightforward, and it rests on four numbers rather than a master plan.

Across our six listings: sizes around 2,557 sq ft, three and four bedrooms, in townhouse and villa formats, with ready status.
A completed phase in a community that's still being built out is a combination with clear pros and cons, covered below.
Our lots run from AED 2.7 million to AED 3.8 million, against The Valley's median of AED 4.3 million and a price of around AED 1,323/ft².
The phase's entire range sits below the district median, and its lower bound is the lowest among The Valley's clusters in our database. For entering the community with the smallest budget, it's the best option.
The explanation lies in size: 2,557 sq ft against 4,058 at neighbouring Rivana. The houses are more compact, hence the price.
| Phase | Average size | Price range | Bedrooms | Handover |
|---|---|---|---|---|
| Orania | 2557 ft² | AED 2.7–3.8 million | 3–4 | ready |
| Elea | 3446 ft² | AED 3.0–4.3 million | 3–4 | June 2028 |
| Rivana | 4058 ft² | AED 3.45–6.47 million | 4–6 | March 2027 |
| Velora 2 | 2900 ft² | AED 3.1–3.85 million | 3–4 | July 2028 |
Median across the whole community — AED 4.3 million, price per square foot around AED 1,323/ft². Sizes and handover dates come from stock lots; the dates are as stated by sellers.
The houses are complete, which means everything can be inspected: the quality of the finish, the condition of the plot, and which shared amenities are already operating. Rental income starts right away.
The flip side is the neighbours. The Valley is still being built out in phases, and there will be construction around it for several years. Ask about the schedule for neighbouring plots, not just look at your own.
The Valley in our database has 93 lots: a deep market for the suburban format, easier to sell into than thin communities like The Wilds, with its seventeen listings.
Our own stock as of 27 August 2026: 6 lots in the phase (sizes, bedroom count, formats, status, price range), median and price per square foot for The Valley; for comparison, the average size in the Rivana phase. There is no propsearch property passport for the phase.

What has been written about the building, its developer and The Valley
A family community well beyond the current edge of Dubai. The argument for buying is straightforward, and it rests on four numbers rather than a master plan.
Early buyers move into a finished house in the middle of an unfinished district. That means several years of very specific living conditions, and they are worth picturing in advance.
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
