Construction ran from December 2022 to April 2026 and stayed within the announced schedule; handover began in spring 2026. For a resale buyer this is the key checkable fact: the building exists, it can be viewed, and the conversation is about a specific apartment, not a rendering.
The mix: one-, two- and three-bedroom apartments and penthouses. Per the passport, common areas include a pool, a gym, a children's playground, ground-floor retail and round-the-clock security.
Dubai Hills Estate is an established area with a golf course, a park, schools and its own mall; low- and mid-rise development, about fifteen minutes to both Downtown and Marina.
Ellington entered here with exactly this building, and that matters: the developer has a recognisable style in finishes and layouts, and this is its first application in an area where Emaar projects stand right next door. The apartment is worth comparing against those, not against a Dubai-wide average.
The building is handed over, so there's little or no primary sale left from the developer: deals happen on the secondary market and through assignment. That changes both the math and the checking process — look at the specific unit, its floor, view and condition, rather than the project brochure.
The advantage of a completed building is that returns are calculated from facts: rental rates for neighbouring apartments are known, the service charge is announced rather than forecast, and vacancy between tenants is visible from the market.
