What kind of building this is
Collective Tower 1 is a 13-storey residential building in Dubai Hills Estate, listed as complete in the passport. The project was built around a logic that didn't appear on the Dubai market right away: a compact apartment plus large common spaces, instead of a spacious apartment and an empty lobby.
Our own shoot shows exactly that: a terrace along the facade, a co-working lounge, a pool — and, as a separate block, the furnished apartments. Shots with views of Dubai Hills were deliberately left out of the set: on this building's page they'd show the area, not the building itself.
Dubai Hills Estate is a large community between Downtown and the Marina side of the city, with a golf course, a park and a mall. It's a midpoint transport-wise: roughly equidistant from both business hubs.
Who this format suits
A compact furnished apartment with a co-working space and lounge downstairs is a proposition for a tenant who works remotely or travels often. They're paying for an environment, not square metres, and so they negotiate less over size.
For an investor that means a higher rate per square foot than in an ordinary building in the same area, and faster leasing. That can be checked against actual leases in the building itself: it's handed over, and the data exists.
The flip side: the common areas are funded by the owners. In a building where half the value sits in the co-working space and terrace, the service-charge share per square foot is higher than in a neighbouring building without them. Work out the net yield, not the gross figure.
What to check
First — exactly what's included in the furnishing and what condition it's in: in compact units, the furniture is part of the product, not a bonus.
Second — how full the common areas actually are. An empty co-working space in a handed-over building is a sign the idea hasn't worked at this specific address, and the rental premium for it won't pay off.
Third — the surrounding mix in Dubai Hills. The community is still being built out, and new buildings compete for the same tenant. Check how much similar supply is coming up nearby.
