Who is building it
Art Bay is the second joint project of Ellington Properties and Dutco under the Dutco Ellington brand. Their first building in this pairing has already been completed, and Art Bay was marketed as a continuation of that track record.
For a buyer that matters more than a render: the developer already has a finished property in this location that can be viewed, not just a presentation.
What's inside and around it
The mix is studios plus one-, two- and three-bedroom apartments, with Dubai Creek views. Stated amenities: a pool, a fitness centre, a yoga studio, a rooftop art club, a theatre, a children's play area, a barbecue zone, a cafe and shops.
Al Jaddaf sits on the waterfront between Business Bay and Dubai Festival City: 10 minutes to the airport, 10 to Business Bay, 15 to DIFC and to Dubai Creek Harbour, 5 to Dubai Festival City. The district is being built up with a mix of uses — housing, offices, cultural venues — and the view from the lower floors here changes as the neighbours go up.
February 2024 prices: two-bedrooms from $797,000 at 151 m² and up, three-bedrooms from $991,000 at 174 m² and up. Studio and one-bedroom prices weren't given in the materials. Payment plan: 20% on booking, 50% during construction, 30% on handover.
Materials and finishes
According to the January 2024 launch materials, Art Bay has a natural-stone facade shaded by timber canopies — a choice that pays off in Dubai not on the render but on the cooling bill.
Inside, the apartments were specified with porcelain tiling and granite and marble worktops. The art theme behind the name is meant to run through the lobby, the layouts and the shared spaces. Art Bay came out in the same wave of Ellington launches as Mercer House in Uptown Dubai and One River Point in Business Bay.
