Payment schedule — by days from booking
The developer's payment sheet ties instalments not to construction milestones but to days from the booking date. 20% at booking. Then 5% each at: 60 days, 120, 240, 360, 450, 540, 720 and 900. The remaining 40% at completion.
The same document labels the instalments with calendar months, which reveal the original sales timeline: April 2023, June 2023, October 2023, February 2024, May 2024, August 2024, February 2025 and August 2025.
Tying payments to days from booking rather than to construction milestones means paying on a calendar regardless of how construction is actually progressing. That's a fundamentally different risk than a plan like "10% on completion of piling."

A mortgage covers the final instalment
The final payment on this building falls in 2027 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
