Address is Emaar's own hospitality brand, and residences under it carry a service level and common-area specification above the developer's unbranded stock.
Emaar Beachfront is a reclaimed peninsula between Dubai Marina and Palm Jumeirah with its own fixed shoreline — a genuinely finite number of waterfront plots, which is the key fact behind pricing across the entire district.

Our fifteen lots range from AED 3.5 million to AED 11.98 million, median AED 8 million. Sizes run from 322 sq ft — a studio — to 2,430 sq ft, a large four-bedroom.
Average price per square foot is around AED 6,607 — the highest in our own sample for this building, and the premium is paid for the beach and the peninsula's scarcity, not for floor area.
Only three of the fifteen lots carry a discount, but the average concession on those three is 11.3%. The pattern is telling: most sellers hold their price, and the ones who do concede, concede by a meaningful amount rather than a token one.
