Our own stock as of 28 August 2026: 99 lots across the district, median AED 5.6 million, average AED 4,633/ft². The spread between towers reaches 2.4×; almost every project here is listed as separate towers (T1, T2), each pricing differently.
Why the numbers for this one project vary twofold
Emaar Beachfront in our data — 99 lots, median AED 5.6 million, average AED 4,633 per square foot.
Our samples for Beach Mansion return AED 7,748 per square foot for the compact lots and AED 3,752-4,330 for the larger units in towers T1 and T2. The difference is size: the smaller the unit, the higher the rate per foot, and that effect is strongest on the coast, where compact units carry the heaviest premium.
The practical takeaway: a headline price per square foot for a project on Emaar Beachfront, quoted without a unit size, tells you almost nothing. A one-bedroom and a three-bedroom in the same tower can differ by close to double on a per-foot basis.
Compare lots of similar size to each other, not project against project — true everywhere, but the cost of getting it wrong is highest on expensive coastal land like this.
Factsheet: 35 storeys, developer Emaar Properties, status under construction. Our own stock as of 28 August 2026: 3 lots plus samples from towers T1 and T2, medians and price-per-square-foot figures across city districts.

Where is Beach Mansion?
Emaar Beachfront. A private peninsula between Marina and the Palm: Emaar towers on their own stretch of beach, inside Dubai Harbour.
How much does an apartment in Beach Mansion cost?
The database currently holds 8 lots in this project, from 2 650 000 AED; 2 of them priced below the market, the deepest discount 8%. Prices in the base are live and update every day; ask for the current list for the building before deciding.
Market commentary puts the premium for a direct sea or marina view at roughly 15–60% over an equivalent unit without one, depending on the building and floor. When that premium pays off in yield, when it only pays off on resale, and how to judge a view from a floor plan before the tower exists.
A dense cluster of towers on reclaimed land between the Marina and the sea. The main risk to the view is not someone else’s plot but the next phase of the same project.
A man-made peninsula between Palm Jumeirah and Dubai Marina, and the distinction almost everyone misses: Emaar builds the head of it, other developers build the stem. What to check before buying a sea view here.
