This is Danube's second supertall project in the district: Bayz 101, 108 storeys and 1,346 residences, covered in this same series, is being built nearby. Two buildings from one developer, side by side, similar in format and volume.
What a twin neighbour means
Having an almost identical project by the same developer next door is a factor that needs to be counted in advance, not discovered after handover.
The upside: there's something to compare when buying. The two buildings' terms, price per square foot and payment plans are directly comparable, and that's leverage at the negotiating table.
The downside: once both are handed over, around two and a half thousand similarly formatted apartments from one developer will appear in the district at once. Renting out or reselling, you'll be competing with them first, and the first year's rent could come in below projections.
The district and the price
Business Bay in our database — 371 lots, a median of AED 3.5 million (~$950K), around AED 4,900 per square foot: the most expensive price per square foot among mass-market districts and the deepest market in the city.

Danube works in a recognisable format: compact units and long payment plans with a low down payment. That makes entry cheap while also shaping who your neighbours are and how the building behaves on the resale market.
