Tierra Address Villas is a villa cluster of 487 residences under the Address hospitality brand in The Oasis by Emaar. Our stock has three listings: sizes around 9,690 sq ft, four and five bedrooms, prices from AED 13.4 to 19.95 million.

Address is Emaar's most expensive brand. In Downtown it adds around a 57% premium to the price per square foot, and around 45% in Creek Harbour.

Here there's almost no premium: AED 1,656/ft² against AED 1,467 at the unbranded Ostra Palace Villas in the same district — about 13%.

Both Oasis clusters sit near the bottom of the list by price per square foot, despite carrying the highest ticket sizes.

Out of town, the brand is worth almost nothing

The premium scale for the Emaar brand, compiled across our districts, looks like this: Downtown +57%, Creek Harbour +45%, The Oasis +13%, Dubai Hills — negative, where the branded Vida is cheaper than an ordinary flat next door.

The pattern is the same throughout: the brand is worth something where buyers are paying for status and service, and worth almost nothing where they're paying for a house and a plot. Out of town, nobody needs hotel management.

For a buyer, that means that in the suburban segment, a name on the contract isn't grounds for a markup. If more than 10–15% is being asked, it's worth asking exactly what for.
