Studios from 35 m² are priced from $193,000, one-bedrooms from 62 m² from $295,000, two-bedrooms from 113 m² from $513,000. Offices are priced separately: from 94 m² and $551,000.
Doing the math reveals a gap: around $5,500/m² for a studio, around $4,500/m² for a two-bedroom, and around $5,900/m² for an office. In other words, office space here is the most expensive per square metre, and it only makes sense to buy it for a specific rental scenario, not just to have one.
The service charge is stated at $53/m² a year — higher than at neighbouring projects, which is explainable: a 44-storey tower with its elevator systems and lobby costs more to run than a low-rise building. For a 35 m² studio that's around $1,900 a year.
Payment plan: an application deposit of $19,000, then 20% on booking, 30% during construction, and 50% on handover. Half the price due at handover is a serious load, and it's worth planning for from the start.
The equestrian club is stated at ten minutes, and Global Village, GEMS schools, a theme park, and a shopping mall at around fifteen. A station on the metro's blue line is planned for the district.
Inside: a pool, lounges, a fitness centre, shops and cafes, a children's play area. Interiors are done in a beige palette, and the offices are stated to have their own terraces.

That is the share of every off-plan deal in the emirate for the month that went to Dubailand Residence Complex — out of 9 475 registrations. For scale: off-plan accounts for 72.8% of the market as a whole, so the bulk of the city's turnover runs through construction rather than through finished homes.
🔴 This is a figure for the location, not for this building. A cluster holds dozens of towers with different handover dates and prices, and a high share means there is a lot of supply here and a lot of deals — not that this particular tower sells better than its neighbour. On a resale that cuts both ways: liquidity is higher, but so is the number of flats competing with yours.
