What it is

The Willows is the phase with the largest remaining inventory in Sobha Sanctuary, the villa community in Dubailand. One format: a four-bedroom garden villa, houses of 2,459–3,430 ft², plots of 1,875 to 2,864 ft².

On the 2 June 2026 inventory, 91 units remained; 58 are mid-row, 33 are corners. Entry is AED 4,057,383; in neighbouring The Grove a four-bedroom starts at AED 9.3 million.

The quote: what a house really costs

In April 2026 the developer quoted a T-4B villa of 2,459 ft² on a 1,731–1,764 ft² plot at AED 3,995,908. By June the cheapest unit in the cluster was already AED 4,057,383 — a rise within two months.

The Land Department fee sits on a separate line of the quote and isn't part of the deal amount: on a price of 3,995,908 it's 159,837 (4%) plus 40 for the Knowledge Fee and 1,110 for Oqood — AED 160,987 on top.

Layout: two-car garage, kitchen with utility, living and dining rooms, guest bedroom downstairs, three bedrooms and a master upstairs, roof access. Payment plan: 20% on booking, 10% each in months six, twelve, twenty-four and thirty, 40% on completion.
