Prices run from AED 3 million to AED 3.5 million, at an average price of around AED 1,550/ft² — higher than most of The Valley's neighbouring clusters (Farm Grove AED 1,345, Alana AED 1,347, Venera AED 1,275).
All three lots are listed with a discount, but the average concession is just 3% — the lowest among The Valley's clusters in our coverage. A token markdown across the full sample points to steady demand: the housing is new, and sellers don't need to undercut each other.
A higher price per square foot paired with a lower discount than its neighbours is a direct consequence of the cluster having just been completed: the newness premium hasn't yet been worn down by the secondary market.
First, the cluster's newness premium may shrink in a year or two, once it stops being the freshest in the community.
Second, plot size, separate from house size.
Third, The Valley is far from the business districts, with no metro; the tenant is a family with a car.
