Six Senses Residences Dubai Marina is a residential skyscraper by Select Group. 125 storeys, 251 residences, stage: under construction. Woods Bagot, Aedas and WSP are working on the project. The building record confirms a pool, gym, spa, round-the-clock security and landscaping.
Six Senses is a resort brand that grew out of wellness hotels, and in a residential project it carries the same logic: wellness infrastructure as the concept's foundation, not a pool tacked onto a building. The brand has a second Dubai address — completed residences on Palm Jumeirah.
251 apartments over 125 storeys works out to around two units per level. Layouts are large, some multi-level.
What 125 storeys means
That's taller than anything currently standing in Marina, and taller than most residential buildings anywhere in the world. That height cuts both ways, and both sides need weighing. It puts the tower in a height class shared by only a handful of buildings worldwide — closer in scale to Manhattan's 432 Park Avenue or Hong Kong's tallest towers than to anything else in Dubai.
The view: the upper levels take in the water, Palm Jumeirah, Downtown and the desert all at once, and nothing can be built to block it. That advantage doesn't fade the way finish newness does.
Timeline and running costs: buildings past a hundred storeys take longer to build than ordinary ones and slip schedule more often, and their upkeep — elevators, façade, fire-safety systems — costs considerably more per square foot. With only 251 apartments, those costs are split among a small number of owners, and the charge rate is worth finding out before reserving.
A twenty-fold range
Our seven listings run from AED 6.5 to 140 million. A twentyfold spread inside one building means it holds fundamentally different products: ordinary residences on the mid-levels and full-floor penthouses at the top.
That gives the rule: there's no such thing as "the price at Six Senses." What has to be compared is a specific lot against others matched on level and area, not against the project average.
Dubai Marina's district median is AED 3.8 million (~$1.03M) at a price per square foot around AED 2625 (~$715/ft²). The entire building trades above that, and its upper segment sits in a bracket the district's statistics don't really speak to.
