What it is
Edge is a residential skyscraper in Business Bay by Select Group, architect Dubai Consultants. 46 storeys, stage: under construction. The factsheet doesn't give a unit count; the only confirmed amenity is landscaped grounds.
Select Group builds systematically in the district: the same company owns Peninsula on the canal waterfront and The Torch in the Marina. A developer with a long track record of handovers, which matters for an off-plan purchase (buying before construction is complete).
Forty-eight lots — what that means
Forty-eight listings for a single under-construction building is a lot. That's what it looks like when a significant share of buyers came in early with an investment goal and exit before handover, reselling the contract.
For a buyer, that's about the best negotiating position available: an enormous selection, plenty to compare directly, and sellers competing with each other. The range runs AED 950,000 (~$260K) to AED 4.15 million (~$1.13M) at an average of around AED 2,305/ft² (~$630/ft²).
Note the price per square foot: AED 2,305 is about half the Business Bay average (around AED 4,900/ft², ~$1,335/ft²). The low ticket here comes not just from compact sizes but from the project's overall price level.
With this many sellers, there's also a simple way to check the timeline: ask several of them independently about the construction stage and the stated handover date. Discrepancies in the answers say more than any presentation.
