The Rove brand grew out of a chain of city hotels, and it carries the same logic into residential: a compact unit-apartment, plenty of shared space, built around short ownership horizons and rental income.
679 apartments over 46 storeys works out to around fifteen per floor. For comparison, Horizon Tower comes in under four, Silverene at seventeen across 35 storeys. This is the densest format the district has to offer.
Fifteen units per floor means compact lots — studios and one-bedrooms. A building like this is built for rental income and investment turnover, not for a family settling in long-term. It's the kind of density international buyers from Miami's Brickell or Hong Kong's harbourfront towers would recognise immediately — small footprints, high turnover, built around yield rather than square footage.
That comes with both an upside and a downside. The upside: a low entry price and high liquidity — small lots sell the fastest. The downside: competition from your neighbours — on exit you're selling one of hundreds of similar lots in the same building.
There's a second, practical downside: the load on elevators, parking and common areas in a 700-unit building is fundamentally different from a 200-unit one. What to check isn't the layout but how many elevators serve each stack.

Ending up next to a construction site after moving in is a real possibility here, and it's worth asking about the timeline for neighbouring plots, not just your own.
Mandatory checks at the off-plan stage (buying before construction is complete): the project's registration with the land department (the Dubai Land Department, which registers the sale), the escrow account (funds held by a regulator-approved trustee and released only as construction milestones are met), the payment schedule, and exactly what the developer commits to delivering — "shell and core" and "turnkey" are different products.
