Rivana is a construction phase within The Valley, Emaar's master community on the Dubai–Al Ain road. It isn't a standalone building but a cluster of villas and townhouses within the larger community, sharing its common infrastructure.
There's no propsearch property passport for this phase — the service hasn't set up a card for the individual cluster. Everything below comes from our own stock lots and district statistics, not from a brochure.
Across our fifteen listings: sizes around 4,058 sq ft, four, five, and six bedrooms, in villa and townhouse formats. The handover date stated in the lots is 30 March 2027.
The Valley in our database has 93 lots, with a median of AED 4.3 million at a price of around AED 1,323/ft². It's one of the cheapest districts per square foot that we cover — four times cheaper than Business Bay.
Rivana's range — AED 3.45–6.47 million — straddles the district median on both sides. The upper half sits noticeably above it, which is explained by size: 4,058 sq ft against the community average.
Fifteen listings within a single phase is a large sample for a cluster. Comparing within it is easier than comparing against the community as a whole: neighbouring phases have different formats and different handover dates.

In a master community like The Valley, the phase name determines three things: the housing format, the handover date, and the position relative to the community's central infrastructure. Everything else — the park, schools, retail — is shared.
The practical rule follows from this: compare phase against phase, not against the community as a whole. Rivana, handing over in 2027, and the ready clusters of the same The Valley are different products in terms of price and risk.
And check what's being built around it: in a community developed in phases, living next to a construction site after move-in is normal for several years.
Rivana launched in June 2023 with two architectural concepts, Clara and Kay — the same overall style, with different terrace and balcony sizes.
At launch, three-bedroom homes started from about AED 2.8 million (around $762,000). The community sits on the Al Ain Road, which gives a single direct route to the city's main districts.
