The complex holds 1 400 apartments in total. Layouts, according to the sales-launch announcement — studios, 1, 2 and 3 bedrooms.

What's unusual here
A private metro entrance right from the complex isn't a convenience — it's a rarity: Dubai has buildings near stations, but buildings with their own connecting passage into a station are few. For a car-free renter that changes the entire cost-of-living calculation.
Second is the format. Loft-style living in Dubai's off-plan market is almost unheard of: the market is built from towers with identical layouts. Here there are four buildings — three residential and one office, with retail on the ground floors.
For the project the developer also built a full-scale experience centre on site: a lobby, a hall, co-working space and a café at full scale, using the exact materials going into the building. For an off-plan buyer, that's about as good as it gets — a chance to touch the finish before signing.
What sold, and at what prices
Launch price list: studios from 35 m² — AED 649,000; Executive one-bedrooms, 57 m² — AED 889,500; Standard one-bedrooms, 67 m² — AED 1.069 million; two bedrooms from 98 m² — AED 1.489 million; three bedrooms from 130 m² — AED 1.959 million. Offices from 65 m² — from AED 1.2 million; retail units — from AED 2.5 million.
Two payment schemes: 50/50 with handover in Q1 2029, and 60/40 with the remaining 40% spread over three years post-handover. The second scheme is the project's main pitch: part of the post-handover payments is meant to be covered by rent.
Apartments are advertised fully furnished. As everywhere, that's a specification line, not just a marketing claim.
What happened to it
The first phase sold out: 1,400 units gone, by the developer's own statement, in a single day. By June 2026 the developer had released new renders and said one-bedrooms were fully allocated, with studios and commercial space the most interesting of what remained.
The claimed yield — 8% on studios and 10–14% on offices and commercial units — is a presentation calculation, not a developer commitment. We have no way to verify these figures ourselves, and can't: the building isn't built.
The practical conclusion for today's buyer is simple: entry at the launch price is closed, and the conversation now is about assignment — which comes with its own price and its own fees.

a high share means there is a lot of supply here and a lot of deals — not that
this particular tower sells better than its neighbour. On a resale that cuts
both ways: liquidity is higher, but so is the number of flats competing with
