When a lot is priced three times the median, and the factsheet gives neither storey count nor developer, and the listing itself gives no area, there's simply no way to evaluate the offer.
AED 10.8 million could describe a spacious apartment at a reasonable rate, or a small one at an inflated one. The only difference is the square footage, which we don't know.
The first question for the seller is the area and bedroom count. The second is the format — apartment, penthouse or villa. The third is the service charge rate. Without those answers, there's nothing to compare it against.
