Across our three lots: three bedrooms in all of them, around 1,618 square feet, priced from AED 3.265 to 3.7 million, with handover in July–September 2028. Ocean Star Building 2 is listed under a separate address.
Seven storeys is the lowest height in the master plan, on a par with Seagate and Sunridge. It's the low-rise part of the development, closer to the water.

A uniform building
All three of our listings are three-bedroom units of the same size, and the price spread between them is only AED 435,000, around thirteen percent. Floor and view account for the difference, not the layout.

A uniform building is easier to evaluate: neighbouring lots are directly comparable, and overpaying is obvious right away. The flip side is that on resale you're competing against apartments that are essentially identical, and price is the only way to stand out.

Ocean Star launched in April 2024 with one- to three-bedroom apartments from roughly AED 1.7 million ($462,000) and handover in Q3 2028.
Next door is the Rashid Yachts & Marina harbour, with berths for yachts of up to 100 metres and waterfront restaurants; a medical clinic is planned within the complex, and a school is a short walk away.

The final payment on this building falls in 2028 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
