What it is

Seagate is an Emaar residential complex in Rashid Yachts & Marina, the former Mina Rashid port. The designer is Studio International.

The propsearch record lists the complex as under construction, but our stock says otherwise: fourteen lots with 'ready' status. That's not a contradiction — it's a feature of multi-building projects, where the first buildings are handed over while the rest are still going up. Seagate Building 3 also appears as a separate address in our database.

The whole master plan in one table

Rashid Yachts & Marina isn't a single building — it's a dozen Emaar buildings on the site of the old port. The spread between them is wide: from six-storey buildings at the water's edge to 22-storey towers.

In this table, Seagate stands out for one reason — it's the only one you can move into right now. Every other building is handed over between 2026 and 2029.

Why a completed building in a district still under construction is a special case

Mina Rashid in our database: 33 lots, median AED 3.59 million at a price per square foot of around AED 2,759. Seagate's range straddles the median on both sides.

The advantage of a completed building is obvious: you can see the apartment, see the finishes, and check the view from the window in person. The downside is the surroundings. Nine more buildings around it are still under construction, with handovers running to 2029 — three years of living next to a construction site.

That's the central question here, and it isn't settled by price — it's settled by exactly which building is going up across from your windows. Look at this with the master plan in hand.
