The entry threshold into a waterfront district

Under two million dirhams for an apartment in a new Emaar waterfront master plan is a rare figure for Dubai. It's achieved through size: a one-bedroom unit in a low-rise building.
For entering the district on a limited budget, it's a workable option. But the figure to run is the price per square foot, not the lot price: compact apartments usually carry a higher per-square-foot rate than the district average, and 'cheap' here means 'small,' not 'good value.'
Launch
Avonlea went on sale in November 2023 together with the neighbouring Bayline building. Entry at launch started at roughly AED 1.6 million (about $435,000).
There are no studios by design: the developer was aiming for low density and families. The district's 430-berth marina is next door, and the podium carries Emaar's standard set — pool, gym and play areas.

The final payment on this building falls in 2027 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
