Payment plan: 10% at booking, 70% during construction, and 20% on handover of the keys in 2029. It's a demanding structure — four-fifths of the total is paid before handover, and buyers need to understand the quarter-by-quarter schedule, not just the final figure.

How to read the yield promise

The stated '20% above the district average' is the selling side's own calculation, not a confirmed fact. The mechanism behind it is straightforward enough: a branded building under hospitality-brand management does genuinely rent for more than an unbranded neighbour, because it lands on a different shelf.

It's worth verifying against two things. First, the management contract: exactly who lets out the apartment, what the commission is, and the terms for ending it. Second, actual rental rates in Mina Rashid across buildings already handed over, not the project as a whole.

Separately, keep in mind that the yield calculation is based on the 2025 launch price against a 2029 handover. Four years separate those dates, and the actual yield is calculated against the amount you'll actually pay in on schedule — not the starting price.
