What it is

Mercedes-Benz Places is a joint project by Binghatti Developers and Mercedes-Benz — the first residential building anywhere from a car brand. The 341-metre, 65-storey tower stands in Downtown, with a direct view of Burj Khalifa.

The key figure for understanding the product is ceiling height: 4.2 metres. That's twice a typical Dubai apartment, and it explains why the price differs from comparable footage elsewhere — you're buying volume, not just floor area.

Every apartment comes with its own pool. Shared amenities include a sky infinity pool, a podium pool, a spa, a gym, concierge, smart-home systems and an acoustic sound system; penthouses get their own dedicated parking.

The launch lineup

The January 2024 release used Mercedes model names for its unit types. Pagoda Suites — two-bedroom units on levels 12–31: side view from AED 8.89 to 15 million at 1,846 sq ft, direct view from AED 10 to 17 million at 2,586 sq ft. Grand Mercedes Suites — three-bedroom units on levels 34–52: from AED 20 to 25 million at 2,746 sq ft, and from AED 22.3 million at 3,246 sq ft.

Above them came the penthouses: the four-bedroom Vision One Eleven on levels 55–58, from AED 35.3 million at 3,618 sq ft; the five-bedroom Gullwing on levels 59–61, from AED 80 to 100 million at 6,891 sq ft; the two-level Vision EQ Silver Arrow on levels 62–63 at 12,475 sq ft; and the three-level Uhlenhaut Coupé on levels 64–66 at 18,101 sq ft.

The launch payment plan: 20% on booking, 50% during construction, 30% on completion. Handover — December 2026.

How to read this

A branded residence always carries two prices: the price per square foot and the price of the name. Here the name is expensive and unhidden — the top penthouses sit in a price range where Dubai sees only a handful of deals a year.

The practical takeaway for a buyer looking at the lower end of the lineup: a two-bedroom for AED 9–17 million in Downtown is the price of a three-bedroom in a neighbouring unbranded tower. The difference pays for 4.2-metre ceilings, a private pool and the signage; whether it comes back on resale depends on whether the brand still carries weight in ten years.

The final payment on this building falls in 2026 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
