What the building is
Binghatti Apex is a residential skyscraper with 43 storeys in the tenth district of Jumeirah Village Circle. The factsheet lists 552 apartments, developer Binghatti Developers, with a retail gallery among the confirmed amenities; status is under construction, and our own lots state handover for Q2 2026.
Our own stock carries eighty-four lots in this building — one of the deepest samples for a single address in the entire catalogue. That depth is informative on its own: it means the building is being actively resold well before handover.
The mix of supply is narrow and uniform: only studios and one-bedroom apartments, ranging from 322 to 675 square feet. There are no two- or three-bedroom units in our sample at all.
What the numbers show
The price range runs from AED 817,000 to AED 1.56 million, with a median of AED 850,000. The median sits almost right at the bottom of the range: most lots are clustered in the cheapest segment, and it's a handful of individual apartments that set the top.
The average price across our lots is about AED 2,628/ft². For JVC that's the middle of the market, and it confirms the positioning: a mass-segment building, not a premium one.
Seventy of the eighty-four lots are listed at a discount to their original price, with an average markdown of 5%. The discount itself is small, but how widespread it is matters more than its size: it means there are more sellers than buyers, and negotiating here is the norm.
How to read this before a deal
Eighty-four listings at once in a 552-apartment building means roughly every sixth or seventh unit is on the market simultaneously. That's a favourable position for a buyer: the choice is large, there's no competition for a given lot, and negotiating is almost always possible.
For a seller, the same figure is a warning. Exiting this building means competing against eighty near-identical studios, and price is the only thing that can set you apart. Plan for a long time on the market.
A practical benchmark: before buying, check a specific lot's price against the building's own median, not the JVC average. The spread within Apex is narrow, and anything noticeably above AED 850,000 without an objective reason — floor level, view, size near the top of the range — is an overpayment.
