Jumeirah Garden City is one of Dubai's oldest districts, where only a handful of units remain on the resale market. Across the road are the financial centre and the exhibition complex.
Transport: two metro stations, World Trade Centre and Emirates Towers. Al Satwa, Zaabeel and Al Kifaf parks with their city-scale layout are nearby. La Mer beach is about ten minutes away, Palm Jumeirah about fifteen. Several international schools sit in the surrounding area.

Amenities: a rooftop pool, a rooftop garden, a yoga and meditation area, a cinema room, a business centre, EV charging.
Payment plan: 20% down payment plus the registration fee, then 10% every four months, and 40% on handover in Q4 2025. Resale is allowed after 30% has been paid.
The yield figures quoted at launch: 8–9% on long-term rental in this district and up to 10% on short-term. That is the seller's own estimate, and it needs to be checked against actual district rental rates.

The sales-launch announcement says Q4 2025. That date has already passed and the developer has published no update: whether it was handed over or is running late, I check on site before the deal.
