What is Emaar South?

Emaar South is an Emaar Properties master plan on Dubai South land, beside Al Maktoum International Airport. It is not the whole of Dubai South but one gated part of it, with its own golf course, its own developer and its own handover dates — which is why it has a page of its own.

The early districts — Expo Golf Villas, Urbana, Golf Views, Golf Links and Saffron — are handed over and lived in.

What is being built there now?

The newer phases sell off-plan: the Greenway and Greenway 2 townhouses, Golf Lane with 664 homes, Greenridge with 520, and Fairway Villas. Apartments come in Golf Acres (13 storeys, 158 units), Golf Point, Golf Edge and Greenspoint.

Contract handover dates for the new phases fall in 2028.

Who does Emaar South suit?

The purchase is a bet on the south of the city: the airport is being expanded, and Expo City and the Dubai South free zone are next door. Until that plays out this is the edge of Dubai. Sheikh Mohammed Bin Zayed Road and Emirates Road are close, Downtown and the Marina are a long drive, and there is no metro.

It suits a family that wants a new Emaar townhouse for less than Arabian Ranches or Dubai Hills, and an investor with a horizon of several years. It does not suit a daily commute to the centre.

By completion status the month broke down as 72.8% off-plan and 27.2% ready. Ready-home deals grew 11.4% month on month; off-plan was the one segment lower against both the previous month and the previous year (−45.3%). In practice: apartments and off-plan leave room to bargain, finished villas in settled communities far less.
