What it is

Cloud Tower Block B is the second block of the Cloud Tower complex in Jumeirah Village Triangle, 33 storeys and 218 residences, status handed over.

Our own stock has two lots: sizes of about 750 square feet, prices from AED 820,000 to AED 1.6 million, a price of AED 1,586/ft².

The first block, Block A, at almost the same height, comes to AED 1,506/ft² — a 5% difference.

A twofold spread within the same building

JVT in our database totals 37 lots, a price of AED 1,602–1,848/ft², with a median of AED 890,000 for the apartment segment.

Our two lots in Block B range from AED 820,000 to AED 1.6 million — almost double, at similar sizes. That points to different floors, orientations, and possibly finish condition.

That kind of spread shows up more often in compact lots than in large ones: the share of the price attributable to floor and view is higher for a small apartment.

In practice that means you can't rely on the building's average price per square foot here. You need comparable lots — the same floor, the same orientation, the same condition.
