3,333 apartments is the population of a small town at a single address — a density Hong Kong's most crowded harbourfront towers would recognise — almost two and a half times more than the next-largest building we've covered (Bayz 101, with its 1,346).
Across 56 storeys, that's around sixty units per floor — an extremely small unit mix. A building of studios and one-bedrooms, built for rental turnover.
What three thousand apartments means
The main consequence is competition within the address itself. At handover and on resale, you're competing not with the district but with thousands of identical units in the same complex, and price is the only lever that sets you apart.
Second is the load on common areas. Sixty apartments per floor means a queue for the lifts at peak hours and high tenant turnover. In a completed building this is checked in person; in one under construction, you're left counting from the plans: how many lifts per core, how many parking spaces per apartment.
Third is the market entering all at once. On handover, three thousand new apartments will appear in Business Bay at the same time, and the first year's rent could come in below projections simply because of the volume.
Prices
Our three listings run from AED 1.4 to 3.58 million (~$380K–970K) at an average price per square foot around AED 2,975 (~$810/ft²). That's substantially below the Business Bay average of roughly AED 4,900 — a direct result of the small unit mix and the sheer volume.
The district's median lot is AED 3.5 million, and the building's range sits around and below it. For entering the city's most expensive-per-square-foot district with the smallest possible cheque, the format works; for anything else, it doesn't.
The launch
Binghatti Skyrise went on sale in late October 2024, with prices starting from USD 265,000 (about AED 970,000) — the floor of the Business Bay market.
The developer put the construction budget at USD 1.3 billion, roughly AED 4.8 billion. Views of Burj Khalifa and Dubai Water Canal were part of the pitch, but with more than three thousand units that won't hold for every apartment — check orientation on the floor plan.

Business Bay recorded 14 prime transactions in August 2026 against Palm Jumeirah's 10 — while Dubai-wide transaction volume fell 37% year-on-year and value fell 44%. Rental search demand rose 44% over the same period. What these seemingly contradictory numbers actually mean.

Omniyat bought a reclaimed island in Marasi Bay to build the Burj Khalifa district's only urban beach club and Sunset Park, a private floating island for VELA Viento residents. In March 2026 it priced a $600m sukuk at 7.25% and said its $11.7bn launched portfolio is fully funded to completion.
Deyaar is building DWTN (Downtown) Residences in Business Bay: twin 445 m, 111-storey towers with 522 homes — 432 apartments, 76 duplexes, 13 penthouses and a “Royal Palace”. From AED 1.86m with half due at keys. Construction began in January 2026; completion is quoted for 2029–2030.
In October 2024 Binghatti said it would lift its portfolio from about AED 40bn to AED 100bn ($27.2bn) in 18 months. In 2025 revenue reached AED 12.43bn, more than 17 000 units were sold, and the AED 30bn Binghatti City launched in Nad Al Sheba. What the growth means for buyers.
