Delta Properties: when refurbishing beats buying newer

The propsearch building record lists the district as Dubai Marina. In our own stock, two listings under this name are attributed to Jumeirah Village Circle, both at AED 1.3 million (~$355K); area isn't stated.
We're not smoothing this discrepancy over: it's either two different buildings sharing a name, or an error in the source's district field. Check by address, not by name.
Benchmarks for JVC; for comparison, the Dubai Marina average is AED 2588 per square foot against AED 1474 here.

Our own stock as of 28 August 2026: 276 lots in the district, median AED 1.44 million, average AED 1896 per square foot. Projects with three or more lots and a known area. "JVC District N" entries are development plots, not individual buildings.
The gap between districts is significant: Dubai Marina's median is AED 3.7 million (~$1.0M), JVC's is AED 1.24 million (~$340K). The same AED 1.3 million price tag means a very cheap unit in Marina and an ordinary one in JVC.
Six storeys and 77 apartments handed over in 2005 is a format found in both districts: in Marina it was early low-rise development, in JVC buildings like this are still being built today.
So the name alone doesn't let you draw a conclusion. The first question for the seller is the exact address and plot number, the second is the area.
We've seen similar cases before: Azizi Riviera appears in our database under three different districts with medians six times apart, and buildings called "Al Habtoor Tower" exist in both Marina and Business Bay.
The propsearch building record: 6 storeys, 77 residences, developer Delta Properties, architect RMJM Dubai, handover 2005, district "Dubai Marina." Our own stock as of 28 August 2026: 2 units attributed to JVC (prices), medians and price per square foot for JVC and Dubai Marina.

Dubai Marina. The original high-rise waterfront: a dense forest of towers around a man-made marina, and still the busiest rental market in the city.
The database currently holds 1 lot in this project, from 1 300 000 AED. Prices move every day, so it is worth asking for the current list for this building.

A developer with buildings on both sides of Sheikh Zayed Road. The two districts look interchangeable on a map and behave differently — here is what the price gap actually buys.
A Dubai Marina tower from 2011. In buildings owned mostly by absent investors, decisions stop being made — and the symptoms are visible in an afternoon if you know them.

A Dubai Marina tower completed a few years ago. Buildings at this age go through a predictable event that shapes their prices — and it is a buying opportunity if you can see it.

I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
