Delta Properties: when refurbishing beats buying newer
A developer with a low-rise Dubai Marina building from 2005. An old apartment in a good position plus a proper refit is a strategy — here is when the numbers work.
The oldest stock in Dubai Marina is now two decades old. Some of it occupies positions that newer buildings cannot get, and it trades at a discount for age and condition. Buying that and refitting it is a real strategy — and it works only under specific conditions.
When the numbers work
- The position is better than the price implies. Refurbishment fixes the inside; it does nothing for the location, the outlook or the floor. Only buy the discount if the underlying position is genuinely good.
- The building itself is sound and well run. A refitted apartment inside a building with failing lifts and no reserve is money spent on the wrong thing. Check the building before the flat.
- The gap to refurbished comparables is wider than the cost of the work. Look at what renovated units in the same building actually sold and let for — that is the target, and it is checkable from the register and from listings.
- You are not competing with brand-new supply next door. In a built-out district that is a fair assumption; in a growth cluster it is not.
What a refit involves here
- Permission first. Work inside an apartment needs the owners' association's and often the developer's approval, and only approved contractors may work in most buildings. Establish the process before budgeting.
- Structural and service limits. Moving a kitchen or a bathroom means moving drainage, and in a concrete tower that is frequently not permitted at all.
- Working hours and access are restricted in occupied buildings, which extends timelines.
- What actually pays back: kitchens, bathrooms, flooring, lighting and the aircon grilles. What does not: expensive bespoke finishes that narrow the buyer pool.
- Time is a cost. Months without rent, plus service charge and cooling charges continuing throughout.
The honest counter-argument
A newer building requires no work, lets immediately, has warranty protection, and has modern systems that cost less to run. Refurbishment only wins when the position is unrepeatable and the discount is real. Where an old flat is cheap because the building is tired and the district is oversupplied, refitting it produces a nicer apartment in the same weak market.
What to check
- A building survey and the reserve fund — before you commit to spending inside a building that may levy you.
- The association's alteration rules and approved contractor list.
- Prices and rents achieved by renovated units in the same building.
- Service charge and cooling charges during the works period.
- Whether the low-rise format suits you — fewer units means lower running costs and fewer amenities.
