Armani Beach Residences on Palm Jumeirah: 53 homes, Tadao Ando and a slip to 2027
A project built around three names, with fifty-three apartments in the whole scheme. Why the district’s price per foot tells you nothing about it, and what to check in projects like this.
Armani Beach Residences is a project by developer Arada on the eastern crescent of Palm Jumeirah, built around a collaboration between three names: the developer, Japanese architect Tadao Ando and the Armani/Casa division responsible for the interiors.

Fifty-three apartments for an entire project is a fundamentally different density from a typical Dubai tower of several hundred units, and the positioning is built on exactly that.
Architecture
Tadao Ando is a Pritzker laureate known for working with concrete, light and water; he had no residential projects in Dubai before this. For a market where an architectural signature usually stops at the facade, Ando's involvement at the level of the building's massing is a rare case. Interiors and furnishing are by Armani/Casa.

Timing
Indicative handover was originally given as Q4 2026 and was then moved to 2027. A slip of two to three quarters is a typical figure for an ultra-luxury project: bespoke solutions, non-standard materials and long supply chains add up to more delay than standard construction.
For a buyer that is not cause for panic but it is cause for arithmetic: a year's delay to the keys means a year of additional rent or a year without rental income, and that money has to enter the model in advance.
Why there is nothing to compare the price per foot with
The median price per square foot on Palm Jumeirah villa transactions in H1 2026 was around AED 7 060. Plugging that into a valuation of an apartment in an ultra-luxury 53-unit scheme is meaningless: these are different products with different buyers.
Valuation in this segment is built not from a district average but from comparable properties: other projects with a limited number of residences, a brand of the same level, a front-row position and comparable apartment sizes. There are only a handful of such projects on the Palm, which simultaneously explains the price and the low liquidity: selling quickly a property with five equivalents in the city is impossible by definition.
What to check in projects like this
- The payment schedule and what happens on a delay. The contract should state whether payments are tied to construction milestones or to the calendar.
- The project escrow account. Buyers' money on a Dubai project under construction must go to an escrow account registered with the Land Department. The number is verifiable.
- What the furnishing includes. In projects with fashion-house interiors the difference between "designed by" and "furnished by" is serious money.
- The service charge. A small number of apartments means common-area upkeep is divided among 53 owners rather than 400. The charge per foot in such projects is among the highest in the city.
