What's for sale

Apartments, duplexes and penthouses. Cascading terraces, an infinity pool linked to the building by a bridge, an observation deck, a restaurant and a hall with a sea view.

A two-year post-handover instalment plan is stated — a convenient term for the Ras Al Khaimah market: the emirate is cheaper than Dubai, and a stretched-out schedule lowers the entry threshold even further.

The casino as a price factor

Wynn Al Marjan is the UAE's first licensed gaming resort, and it's what's heating up the island's market: projects here are selling on the expectation of tourist flow once it opens.

What that means for a buyer: on the upside, short-term rental near a resort of this scale usually commands a higher rate. On the downside and as a risk, prices on the island have already priced in that expectation, and if the opening slips, working off the overpayment could take years.

Check the stage, not the promises: the resort's own opening dates are public and have already shifted more than once.

A different emirate

Ras Al Khaimah is a market separate from Dubai, with its own regulator and its own liquidity. Far fewer transactions go through here, exiting a position takes longer, but the price per square metre is noticeably cheaper than Dubai's.

A mortgage covers the final instalment

The final payment on this building falls in 2028 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.

  • 3.99% fixed for three years, up to 25 years in term
  • 6–12 months before the keys — the bank wants six months of income history
