The developer is Signature Developments, a company specialising in ultra-luxury projects in prestigious districts. Its portfolio includes 118 Downtown, with one apartment per floor, the five-star Taj hotel in JLT, and eighteen villas in Jumeirah Golf Estates, where the Earth and Fire courses were designed with input from Greg Norman. The project's escrow account was open at the time of launch.

Prices and payment plan

Launch pricing: one-bedroom from 86 m² — from AED 2.2 million ($607,000); two-bedroom from 128 m² — from AED 3.6 million ($986,000); three-bedroom at 210 m² — from AED 7.3 million ($2 million).

The payment plan is unusual and drawn out: 20–25% a year through 2028, plus another 35% over three years after handover. The post-handover portion is what sets this offer apart from a standard structure: the buyer moves in having paid roughly two-thirds of the price.

For an investor, that schedule means being able to start renting the unit out before it's fully paid off. For yield calculations that matters: income starts arriving before the obligation to the developer is closed.

What to factor in

First — the booking process on the project was described as stressful, and getting a unit as difficult. Launches like that usually mean allocation runs through a limited circle of sellers, and the buyer gets whatever is left after the first wave. Choice of floor and side shrinks to a minimum under those conditions.

Second — JLT as a district. It's an established, dense development around man-made lakes, with two metro stations and solid rental demand, but with heavy competition for tenants: the clusters hold many towers of a similar class. A branded residence wins here on presentation, not on location alone.

Third — the post-handover payment plan. It's convenient, but it commits you to the developer for three years after moving in; check what happens if you sell the unit before it's closed out, and on what terms the developer approves an assignment.
