What it is

Banyan Tree Residences is a residential skyscraper in Jumeirah Lakes Towers by Sweid & Sweid together with Banyan Tree, designed by Brewer Smith Brewer Group. 32 storeys, 235 residences, the building is completed.

The amenities are listed unusually fully in the passport: pool, gym, spa and sauna, kids' area, parking, 24/7 security, restaurants, sports courts, landscaping. Nine items — a record among all the buildings we've reviewed.

Banyan Tree is an Asian resort brand that grew out of spa hotels. In a residential project this translates into an emphasis on wellness: not a pool attached to the building, but wellness infrastructure as the core of the concept.

JLT: a cheaper square foot next to the Marina

In our database, Jumeirah Lakes Towers has 9 lots, with a median of AED 1.65 million at a price of about AED 2,045 per square foot. The square foot here is cheaper than in neighbouring Dubai Marina (AED 2,625), even though the district sits right across the road from it, on the same metro line.

Nine listings for the entire district — the market is thin, and that is the main practical drawback: it takes longer to sell, and there's almost nothing to compare against. Part of the reason is JLT's structure: a large share of the area's floor space is office space, and the residential towers are held by tenants in no hurry to move out.

Our only lot in the building itself is priced at AED 7.49 million — four times the district median. That's a direct result of the brand and the full amenity package: the building operates in a different segment from mass-market JLT.

The price of nine amenity items

A full wellness package for 235 apartments comes with annual costs, and they're more substantial than buyers tend to assume when they buy. The spa, restaurants and landscaping are maintained out of community fees.

The building is completed, so the current fee rate is known and can be requested. Compare it with the rate at an ordinary JLT tower — the difference will show what the concept actually costs. For someone who genuinely uses it, that's a good deal; for someone who doesn't, it's an annual payment for someone else's pool.
