Dozens of small developers operate in JVC, and reputation doesn't work as insurance here — you have to check the mechanics of each individual deal.
The mandatory minimum: the project is registered with the Land Department, it has an escrow account, payments are tied to construction milestones rather than to a calendar, and the contract specifies exactly what's being handed over — finishing, kitchen, appliances.
It's also worth checking what the company has already delivered, and how late. A completed project can be visited and its quality seen firsthand; promises can't.
Launch and timing
Vitality Residence went on sale in April 2024 from roughly AED 600,000 ($163,000), with handover in Q1 2026.
Only nine of the building's 165 residences are two-bedrooms. For family tenants in JVC that is a scarce unit type, with almost no competition inside the building.
