Dubai Waterfront is a large project on the city's south-western tip, conceived in the mid-2000s and only partly realised. Veneto is one of the parts that was actually built.
Our five lots are 3-, 4- and 5-bedroom townhouses and villas sized from 1,462 to 5,542 square feet, all complete. The size range is close to fourfold.
What the numbers show
Prices run from AED 3.3 to 9.5 million, at an average price per metre of around AED 1,817 per square foot. For a remote villa community that's a mid-range level.
All five lots carry a discount, averaging a low 5.2%. With excess supply in outlying districts, a low discount usually means sellers aren't in a hurry, not that demand is strong.
The nearly fourfold range in sizes makes the community-wide average not very informative: a 1,500-square-foot townhouse and a 5,500-square-foot villa are different products.
What to check
First, what's actually built around it. Dubai Waterfront was only partly realised, and sitting next to undeveloped plots is a real possibility that affects exit price.
Second, condition. The community is more than ten years old; air conditioning, roofing and finishes need attention.
Third, distance. This is the city's south-western tip, there's no metro, and business centres are far away. Rental demand is local and limited.
