What it is
The Terraces is a villa cluster in Sobha Realty's Sobha City. There's no separate passport; the propsearch page it's linked to describes the whole district.
On the 2 June 2026 inventory, 48 units remained: five three-bedrooms of 3,420–3,453 ft² from AED 6,669,243 and 43 four-bedrooms of 4,194–4,524 ft² from AED 8,074,375. Both layouts include a majlis and a study on top of the bedrooms.
The way into Sobha City
Only five three-bedrooms remain, and there are no other three-bedrooms in Sobha City: neither The Orchard nor River Cove offers the format. It's the most affordable way into the project.
Against The Orchard next door, a four-bedroom here is cheaper — AED 8.07 million against 9.05 million. The difference is the plot: from 3,388 ft² at The Terraces, from 4,506 ft² at The Orchard.
A majlis — a separate room for receiving guests — suits a large family, but it also adds area on which the service charge will later be paid.
