That comes from three things: the building's age, the large unit size, and its position off the canal's front line.
A large unit lowers the per-square-foot price on its own — we have seen that pattern across the city. Thirteen years of use adds to the discount. Lack of a water view is the third factor, and the heaviest one, in Business Bay.
For a buyer who wants square footage in a central district, this is about as good a ratio as the market offers — the kind of large-unit-close-to-the-centre value that would be unusual in Manhattan or central London, where big units near the CBD usually command a premium rather than a discount. But the condition needs a close look: a discount this size is rarely explained by size alone.
